-Buying Process
Buying a property in Turkey is a lot easier than in many other European countries. Turkey welcomes foreigners, regardless of their country of origin, even during uncertain or difficult times.
Property in Turkey can yield significant profits from rental income or subsequent resale. Foreigners can buy real estate in Turkey for residency, rental, and recreation, except in military zones.
You can do this in one of two ways:
by issuing a power of attorney to buy the property in your name, to trusted local lawyers here which I will recommend to you. This option is especially useful if you don’t have enough time or can’t stay in Turkey for long to complete the procedures. This can save you a lot of time and makes the purchasing process easy and stress-free. The duty of your solicitor is to complete your (TAPU) title deed requirements, manage your property, and get electricity and water utility subscriptions.
OR
by ensuring that you are here in person on the day that the purchase will be completed to sign at the title deed office to transfer the property into your name.
Documents needed for the Completion
ID or passport (with notarial and certified translation) of the parties or their representatives
Foreigners must also present their tax number. We can assist you with this.
Earthquake insurance
Land Registry information sheet for foreign buyers and/or sellers
Accompaniment of a translator for the Turkish language
Certified appraisal report for foreign buyers and/or sellers. We work with state-approved appraisers for an accurate and safe assessment.

Fees
The purchase price of the property
Title Deed Transfer tax which is 4% of the purchase price of the property and is paid to the government.
Real estate commission,2%+ (20% VAT) of the final purchase price of the property which is paid to Real Estate agent who facilitated the sale.
Legal fees, which are paid to a legal professional to assist with the purchase process.

-Turkey Residency Permit
Foreign nationals are only legally allowed to spend up to 90 days in any 180 days in Turkey. Foreigners who intend to extend their stay in Türkiye beyond the time limit specified in their visa, those who require a visa exemption or intend to stay for more than 90 days must obtain a residence permit. Requests for a temporary residence permit are submitted electronically to the provincial immigration office in the province where the foreign nationals live. The foreign national may apply for residence directly or through intermediate organizations.
